Real estate advice is everywhere. Some of it is helpful, some of it is outdated, and some of it just is not true anymore. After years helping buyers and sellers navigate the Canton and Cherokee County market, here are the myths I hear most often and what is actually true.

Myth 1: You Need Perfect Credit and a Pile of Cash to Buy a Home

This one keeps a lot of people on the sidelines longer than they need to be. The truth is most buyers are closer to ready than they think. There are loan programs built for a range of credit scores and down payment situations, and the only way to really know where you stand is to run the actual numbers. Assuming you are not ready without checking is often the biggest mistake.

Myth 2: Price It High to Leave Room to Negotiate

This strategy almost always backfires. Listings get the strongest attention in their first stretch on the market — that is when buyers are paying the most attention and showings are the busiest. Overprice it and you miss that window. Then you are not negotiating from a position of strength, you are chasing the price down for weeks while buyers wonder what is wrong with it.

Myth 3: Buying Is Always Better Than Renting

Sometimes it is. Sometimes it is not. It depends entirely on your situation, your timeline, and your goals. My job is not to push you toward a decision that fits a business plan. My job is to understand where you actually are in life and help you make the call that makes sense for you, even if that means renting is the right move for now.

Myth 4: You Have to Wait for the Perfect Time to Make a Move

The perfect market does not exist. Real life does. Job changes, growing families, downsizing, needing more space or less of it — all of these things happen on their own timeline, not the market's. The right time to move is when it makes sense for where you are, not when every number lines up perfectly.

Myth 5: All Realtors Just Care About Their Commission

If an agent is pushing you toward a decision that does not actually fit your life, that is on them, not the industry as a whole. A good Canton GA real estate agent takes the time to understand your situation first and helps you make the right call for you, even if that is not the fastest or most profitable path for them. That is exactly the kind of agent you deserve to work with.
