The Step By Step Homebuying Process

01 Choose Your Agent

Choosing the real estate agent that you’ll work alongside to buy your home is not a decision to take lightly. Your agent should have a deep understanding of your goals, your market, and a track record for working diligently on behalf of you, their client.

02 The Mortgage Process

The first step of the home buying process is to understand how much you qualify for by meeting with a local lender and getting a pre-approval letter. It's important to interview a few lenders to find one that will be the best fit.

03 Consider Your Wants & Needs

Before we hop into the home search, I like to advise my clients to create a "Needs" list and a "Wants" list. This will help us to really focus on the things that are most important in your future home. Needs are the non-negotiable. Wants are the ones you’d like to have, but you can add or change down the road.

04 Finding “The One”

Now that you’ve got your wants vs. needs list in hand, the fun really begins! It’s time to start looking at listings online and choosing which houses to see in person. As you browse, keep an open mind - sometimes the perfect home might surprise you by having features you hadn't even considered!

05 It’s Time for Showings

You’re SO READY to get inside those homes on your shortlist and see for yourself if one of them is soon-to-be your new address. This is your chance to explore each property thoroughly, from the layout and condition to the neighborhood and surrounding amenities.

06 Writing Your Offer

So you think you’ve found “the one” and you’re ready to put in an offer—one that will be simply irresistible to sellers. In a competitive market, it's not just about the price—factors like flexible closing dates, minimal contingencies, and a strong pre-approval letter can make your offer more appealing to sellers.

07 You’re Under Contract

You're well on your way to your new home sweet home. This exciting milestone marks the beginning of the final stretch in your home buying journey. However, remember that being under contract doesn't mean it's time to relax just yet - there are still important steps ahead, including inspections, appraisals, and finalizing your financing.

09 Inspections

The inspection will uncover any issues in the home that would have otherwise been unknown. You will receive a written report of the inspection. This detailed report is a valuable tool that can help you make informed decisions about proceeding with the purchase, negotiating repairs, or potentially reconsidering the deal if significant issues are discovered.

10 It’s Closing Time!

You've received the magic phrase "clear-to-close" and we've scheduled our closing day. This is the moment you've been waiting for - the day you officially become a homeowner! Take a deep breath and enjoy the excitement of this momentous occasion. Remember, I'll be by your side every step of the way to ensure the closing process goes smoothly.
