Blog > Why Your Home’s Zestimate and Market Value Aren’t the Same Thing
You check Zillow and see your Canton, GA home’s Zestimate has gone up $25,000.
Great news…right?
Maybe. But before you start mentally spending that extra equity, there’s something important to know:
Your Zestimate and your home’s actual market value aren’t necessarily the same thing.
A Zestimate can be a useful starting point when you’re curious about your home’s value, but it’s an automated estimate. It doesn’t evaluate your home the same way a buyer, appraiser, or real estate agent would.
So, how accurate is a Zestimate? And how does it compare to your home’s actual market value?
Let’s break it down.
What Is a Zestimate?
A Zestimate is Zillow’s automated estimate of a home’s market value.
Zillow uses a computer model that considers information such as public records, tax data, property details, prior sales, and comparable home sales.
That gives the system plenty of information to work with.
What it may not have is the full story of your particular home.
Maybe you renovated the kitchen last year. Maybe you finished the basement, replaced the roof, or completely updated the primary bathroom.
Or maybe the house two doors down sold for less because it hadn’t been updated in 25 years.
Those details can make a difference in what buyers are actually willing to pay for your home.
Why Can a Zestimate Be Different From Market Value?
One of the biggest challenges with automated home valuations is determining which homes are truly comparable.
Two homes can have the same number of bedrooms, similar square footage, and even be located within the same ZIP code without having the same market value.
One might sit on a quiet cul-de-sac while the other backs up to a busy road. One might have a renovated kitchen while the other needs significant updating.
The lot, floor plan, neighborhood, amenities, overall condition, and specific location can all affect how buyers view a property.
This is particularly important when determining a home’s value in Canton and Cherokee County, where two homes located relatively close to each other can still have meaningful differences.
An automated estimate can analyze data points. Some of the details that influence a buyer’s decision, however, require a closer look.
How Is a Home’s Market Value Determined?
Your home’s market value isn’t simply based on what you paid for it, how much you’ve spent improving it, or what an online estimate says.
Ultimately, market value is influenced by what buyers are willing to pay for a property under current market conditions.
That’s why recent comparable sales are so important when determining what your home could sell for.
But finding comparable sales isn’t simply a matter of choosing the houses closest to yours.
A home that sold six months ago may not accurately reflect today’s market. A nearby sale may look similar on paper but have a different lot, floor plan, condition, or level of updates.
Current competition matters, too. If you were to list your home today, what other homes would buyers be considering alongside yours?
All of that provides context that an automated valuation may not fully capture.
Is Zillow’s Zestimate Accurate?
A Zestimate can give homeowners a general idea of their home’s estimated value, but it shouldn’t be treated as a guaranteed sale price.
Think of it as one piece of information rather than the final answer.
If you’re simply curious about your home’s estimated value, checking your Zestimate can be interesting.
But if you’re considering selling your home, using your equity for another purchase, or making another financial decision based on your property’s value, you’ll want a more detailed analysis.
That means looking at recent comparable sales, current homes for sale, your property’s condition and updates, its location, buyer demand, and the features that make your home different from the one down the street.
